Natalie Pebbles is the Founder and Principal of PULSE Real Estate Strategies, serving as an outsourced real estate executive for retail, restaurant, and hospitality brands navigating growth.

With over 15 years building and leading real estate functions for some of the country’s fastest-growing brands, Natalie brings a rare combination of strategic depth, dealmaking precision, and operational credibility. At PULSE, she currently serves as fractional VP of Real Estate for Dog Haus, spearheading a new wave of national growth for the brand. She previously led real estate strategy for CAVA’s Western Region and spent 11 years as Director of Real Estate for Jersey Mike’s Subs, personally directing 600+ real estate deals across the Western U.S. — helping establish it as one of the fastest-growing restaurant concepts in the country. Before that, she spent years as a retail leasing broker in Southern California, representing regional and national landlords and retailers on both sides of the table.

Natalie founded PULSE to give growing brands access to the kind of real estate leadership that typically only exists inside large corporations — without the overhead, the rigidity, or the org chart. She is known across the industry as a connector: someone whose relationships with brokers, landlords, ownership groups, and brand leaders run deep and open doors that most can’t.

She is an active board member and executive leader across several organizations, including the LMU Bellarmine College of Liberal Arts Advisory Board, the SheLeads CRE Advisory Board, the ICSC NextGen Leadership Network, and serves as ICSC Marketplace Council Director for Southern California and Southern Nevada. In 2023, she was named an ICSC 4 Under 40 honoree, and in 2026 was recognized as a GlobeSt Influencer in Retail Real Estate — back-to-back national recognitions that reflect her standing as one of the industry’s most respected voices. She has been featured as a thought leader in ICSC’s Commerce + Communities Today and speaks regularly at industry conferences and events.
